Advice guide
Preparing for a pest inspection
A little preparation helps an inspection find more, faster — and means your plan is based on good evidence.

Before the visit
- Keep a short note of what you've seen, where and when.
- Photograph evidence — droppings, damage, insects — with something for scale.
- Leave evidence in place where it's safe to, so it can be read in context.
- Clear access to under-sink cupboards, the loft hatch, meter and boiler cupboards and any outbuildings.
- Tell us about children, pets, allergies or anyone vulnerable in the property.
Things to avoid
- Don't move suspect furniture between rooms, especially if you suspect bedbugs.
- Hold off on shop-bought sprays or foggers before the visit; they can make pests harder to find.
For landlords and businesses
Let tenants or staff know about the visit, and gather any previous pest records. For premises, a simple floor plan is useful. See commercial pest care.
After the inspection
You'll receive an explanation of what was found and a proposed plan with the price, agreed before any work. If treatment goes ahead, you'll be given preparation instructions tailored to your property — please follow those rather than general advice.
This guide is general information to help you recognise and describe a problem. It isn't medical advice or treatment instructions. Follow any tailored preparation instructions you are given for your property.
